Terms & conditions
BALANCE of tariff must be received in full at least 30 days before occupancy. For bookings less than 30 days, full payment is required within 7 days of booking date.
A BOND (amount stated on invoice) is payable 48 hours prior to arrival. The tenant must report all damages, breakages or lost items immediately. The tenant accepts responsibility for and agrees to indemnify the owner against any loss or damage to the premises or contents caused by them or their guests during the tenants occupation and authorise the owner to spend funds from the bond to cover such damages or losses. In addition, any excess cleaning above and beyond the normal clean that results in additional costs will be deducted from the bond. Accordingly the tenant will be advised of any claim being made on their security bond.
Reasons bond may with withheld are:
> damage or losses to the property, both interior and exterior that result in a direct cost to the owner
> excess cleaning above and beyond the usual that results in a direct cleaning cost to the owner
CANCELLATION FEES - if the property is re-booked for the entire period, the Aura Holdings Pty Ltd fee and a $50 owner fee will be charged. Where the property is not re-let, no monies will be refunded.
OCCUPANCY RULES (THE FOLLOWING CONDITIONS APPLY TO ALL TENANTS OCCUPYING THE PREMISES)
NOISE - Please be mindful of noise levels, especially between 10pm & 8am. Any disturbance to neighbours including excessive noise is prohibited and may result in the immediate termination of tenancy and/or loss of bond.
GARBAGE - Excessive garbage including recycling is the responsibility of the tenant and must be taken with you upon departure. Rubbish removal will incur a $25 per bin fee & be deducted from your bond.
SEAFOOD - is not to be gutted, cleaned or scaled on the premises. Please do not leave scraps behind.
GAS BBQ - if you use the BBQ and utensils, please ensure they are cleaned after use and the gas bottle turned off and returned to its original place. A cleaning fee of $30 will be deducted from bond if not cleaned.
CLEANING - it is the tenants responsibility to ensure the premises are left clean and tidy. Extra cleaning and furniture moving charges will apply @ $35 per hour. All breakages, appliance failures etc must be reported to owner as soon as possible.
PERSONAL PROPERTY - no responsibility is taken for personal property being left behind.
NUMBER OF TENANTS - must NOT exceed the advertised number.
USAGE - the premises shall be occupied solely for residential purposes by the tenants and invitees. The premises will NOT be used as a venue for social functions, including but not limited to weddings, parties, receptions, stag/hens parties or schoolies gatherings.
ANIMALS - are strictly prohibited unless otherwise approved at the the time of booking with the owner. Strict terms & conditions apply.
NUISANCE - no person on the premises will indulge in conduct that is a nuisance to neighbouring occupiers. EXCESS NOISE IS NOT PERMITTED AFTER 10PM under any circumstance.
SMOKING - is prohibited inside the premises.
PARKING - is only permitted in the garage and driveway. Parking on lawns or on neighbouring properties is prohibited.
DESCRIPTION - property descriptions are of a general nature and are made in good faith. The tenant agrees to accept the property as described.
PRIVATE AREAS - any area of the property which is found to be locked and for which a key is not supplied is private and not for tenants use. Anyone gaining access to a private area shall be found in breach of this agreement and legal action taken.
Dogs - we do not permit dogs on furniture and in and on beds. We ask you to clean up after your dog which includes any dog hair. We have a Dyson vacuum with a pet hair attachment available for your use. Please do not leave your dog unattended where he/she may cause damage to the property or disturb our neighbours. Any damage or extra required cleaning will be charged for. Please ensure to bring your dog’s own bedding and food & water bowls.
